Three ways one unchecked number costs you.
The coinsurance penalty is arithmetic.
Nobody has to have done anything wrong for this to cost you. The penalty fires on an honest schedule built from honest books.
A coinsurance clause compares what was insured to what should have been insured, and multiplies a partial-loss payment by the shortfall. It applies on its own terms, to a covered loss.
A schedule can also be too high.
You cannot collect more than it costs to replace. You can absolutely pay for more.
Premium is charged on the limit; recovery is capped at the loss. Where a schedule overstates what the equipment is worth, the difference is a premium paid every year that can never be claimed back.
The appraisal district already has a number.
One blended total averages the high lines against the low ones. It looks about right, and it's wrong on every line inside it.
Texas business personal property is rendered by April 15 against a January 1 assessment date. Where a rendition rests on a depreciation register rather than market evidence, the district's number and the schedule are describing different things.
Pull your declarations page. Find the coinsurance percentage on the building personal property line. If it says Agreed Value, this page does not apply to you.
Each of these is argued in full, with the arithmetic and the county record, in the report.
The evidence is public
Every datapoint in the Equipment Library links back to the marketplace listing it came from.
We do not ask you to take our word for it. The Equipment Library is the same dataset the appraisals are built on, published openly and refreshed every 24 hours. We track 191 devices and publish a median for 47. Where fewer than five complete-system listings support a number, we publish nothing — a median built on three listings is worse than no median at all. Published figures are asking prices, labeled as such.
Quoted from your asset count and the size of your schedule, never from the values we conclude.
Your fee is fixed when you engage us. It does not change based on what we find.
You do not have to wait for renewal. An equipment schedule can be corrected at any point in the term by endorsement. A policy that was just placed is a reason to look now, not a reason to wait a year.
We are paid to value equipment, never to trade it — no fee we earn moves with the number we report or with what your equipment later sells for.
Disposition Advisory — fixed fee, quoted from scope. We never take title or possession.
